The construction of «Las Mercedes» (VICA Constructor), in the late forties, allowed for many middleclass families to acquire quintas or rent apartments in the low-height buildings of the neighborhood. The architects and drafts-men who materialized its development, many of Basque origins, endowed the homes with a particular seal, which is dominated by the typology of the Baserri (rural construction of the Basque country) as its formal language. Basagti, Salvador, Iñiguez, Abasolo and Aguirrezabala are some of the ones who projected the models that were repeated in the area. Thus, the Donosti building (name of Saint Sebastián in Basque) gathers importance inside the Basque style chosen by its designer. With a domestic aspect, it resembles a three-storey house with gabled roof, with six apartments, in a symmetrical and almost squared ground harassed by a small rear garden. Its aus-tere expressiveness, with a careful treatment of its main façade, is repeated in other buildings of the zone, with the Galtizar building as the best example. Well preserved, Donosti is rational and simple in the treatment of the façade´s decorative elements, which were transferred from the original model without renouncing any modern materials. It is a remnant of a neighborhood that led a residential spirit on an intimate scale and that, with the pass of time, dramatically altered its physiognomy.
